Stock News 2012: Eton posts P21-M profit

Eton Properties Philippines Inc., the real estate arm of the Lucio Tan Group of Companies, posted first semester earnings of P31 million on revenues of P995 million.

In a financial report filed with the Securities and Exchange Commission (SEC), Eton said its first half revenues fell 60 percent from P2.56 billion in the same period last year partly due to non-recognition of sales of projects that have yet to commence construction. The company uses the percentage-of-completion method in recognizing residential project revenues.

While construction of Eton’s ongoing residential and commercial projects continued full-blast in the first half, construction activities in Aurora Heights Residences, First Homes Makati and West Wing Villas were moved back to give way to design improvements and enhancements.

Despite construction delays, however, the company said it still expects to post a net income of about P300 million this year.

“We moved back construction timetables of some projects for much-needed design improvements. These range from road widths to building façade. The enhancements would definitely add value to these projects in terms of quality and functionality. This is no different from what we did in 2007 for The Eton Residences Greenbelt, when we commissioned a Hong Kong-based architectural firm, Palmer and Turner, to redesign the building facade. This was done even when we have already fully-sold the project,” said Michael Tan, officer-in-charge of Eton.

Tan said he expects the recognition of income for these projects once construction begins. For the fully-sold West Wing Villas, construction is expected to start in September this year and the first quarter of 2013 for high-rises First Homes Makati and Aurora Heights Residences. First Homes Makati is a 34-story condominium project along Pasong Tamo, Makati, just steps away from Ayala Ave.

MANILA, Philippines – Eton Properties Philippines Inc. expects earnings to jump 43 percent to hit the P1-billion mark next year from its target of P700 million in 2010 as it continues to reap rewards from the boom in the residential sector.

The company is slated to deliver over 3,600 residential units in 2011 encompassing units in The Eton Residences Greenbelt, Eton Parkview Greenbelt and Belton Place, all in Makati, as well as Manila projects, Eton Baypark Manila, and tower 2 of One Archers Place in Taft Avenue, said Eton president Danilo Ignacio in a press briefing.

Eton Emerald Lofts in Ortigas Center, Pasig, the island lots in South Lake Village and lots in Riverbend, both in Eton City in Sta. Rosa, Laguna, and additional clusters of The Manors of subsidiary Belton Communities' North Belton Communities project, are also slated for turnover.

Also seen to contribute to the firm’s earnings next year is the income stream from the company's initial office and commercial projects.

Stock News 2010: Eton reports 10-fold hike in net earnings

Buildings standing in Eastwood, Quezon CityImage via WikipediaMANILA, Philippines - Eton Properties Philippines Inc., the local real estate arm of the Lucio Tan Group of Companies, announced that its net earnings surged nearly 10-fold in the first half of the year on robust sales.
In a statement issued over the weekend, Eton said its net income stood at P385 million as of end-June this year compared with only P40 million a year earlier. Total revenues amounted to P1.9 billion, more than three times the P503 million recorded the previous level.
Sales came from ongoing residential projects The Eton Residences Greenbelt, Eton Baypark Manila, One Archers Place, South Lake Village at Eton City, The Manors at North Belton Communities, Eton Parkview Greenbelt, Belton Place and the Eton Emerald Lofts.
Increased rental income from Eton ’s completed BPO offices, Eton Cyberpod Centris and Eton Cyberpod Corinthian, and mall properties, Centris Station and E-Life, also boosted Eton’s bottomline.
“The first half of 2010 was very good for Eton. Within the first seven months of the year we’ve already surpassed the total reservation sales that we posted for the whole of 2009. Our year-to-date reservation sales are already double for the same period last year,” Eton president and chief operating officer Danilo Ignacio said.
Ignacio said the company is on track to meet this year’s income target of P700 million, which is more than double the P294 million reported in 2009.
Eton is is aggressively marketing recently launched projects, Eton Tower Makati, 8 Adriatico and West Wing Villas, with Eton Tower Makati being the best selling project in the company’s young history. The project’s location, just a few meters from Ayala Avenue, and affordability make it a top choice for executives looking for a home or small office in the Makati CBD.
Sales take-up of Eton’s three residential projects in Eton City, a masterplanned township project in Sta. Rosa, Laguna; have also been strong with the near completion of the 35-hectare man-made lake in South Lake Village.
68 Roces, Eton’s premier high-end townhouse project in Quezon City, continues to be strong helped by the opening of its model units while 8 Adriatico, a 40-storey condominium, has enjoyed brisk sales due to its strategic location and affordability.
