Stock News 2011: Anchor Land builds 7 property projects

Anchor Land Holdings, Inc. said it is taking full advantage of the bullish real estate market with seven simultaneous projects this year, underscoring the company’s status as one of the country’s emerging developers today.

The projects range from commercial developments to luxury residential suites and the expansion of its best-selling mid-rise condominium project at the ASEANA Business Park in Parañaque City.

“This is our vote of confidence in the Philippine economy in general and the property sector in particular,” said ALHI chairman Stephen Lee Keng. “It is also our way of living up to our motto of 100 percent commitment to deliver all projects on time, without sacrificing the quality and beauty of our projects.”

Lee said construction works are in full swing in four of the projects: The SoleMareParksuites Phase I near Macapagal Boulevard at the ASEANA Business Park, Two Shopping Center along Cuneta Avenue in Pasay City, the Anchor Skysuites along Ongpin Street in Binondo, and the Wharton Parksuites along Masangkay Street, also in Binondo.

SoleMareParksuites and Two Shopping Center are being developed by ALHI subsidiary Posh Properties Development Corp. (PPDC) while Anchor Skysuites is being undertaken by Gotamco Realty Investment Corporation (GRIC). Wharton Parksuites is a project of another subsidiary, Manila Towers Development Corp. (MTDC).

Stock News 2010: 4 Pagcor contracts illegal - lawmaker

MANILA, Philippines - The previous leadership of the Philippine Gaming and Amusement Corp.(Pagcor) has awarded contracts to four groups of companies to develop the $5-billion Pagcor City in Paranaque without the benefit of public bidding, Eastern Samar Rep. Ben Evardone said Tuesday.

He said the new chairman of Pagcor, Cristino Naguiat Jr., admitted in a hearing of the House committee on games and amusement that Pagcor awarded the contracts without public bidding.

He said Naguiat himself identified the locators as Travellers International Hotel Group, Tiger Resorts, Leisure and Entertainment Group, Inc., and Bloombury Investments.

“If there was no public bidding, then it means that the previous Pagcor leadership violated the Procurement Law in awarding the contracts. That necessarily means that these contracts are illegal,” he stressed.

He pointed out that based on Naguiat’s answers, not even the so-called Swiss challenge was employed.

“A Swiss challenge is an internationally-accepted scheme where a project proposal is opened to counter proposals to enable the government to secure the most favorable terms,” Evardone said.

“Why do away with public bidding when such contracts demand no less because of the huge amounts involved? I think the public deserves to know,” the former journalist said.

Naguiat told the game and amusement committee chaired by Manila Rep. Amado Bagatsing that he would review the Pagcor City contracts.

He promised to inform the committee of the results of his review and to submit the contracts, the terms of reference and other pertinent documents.

“The new Pagcor leadership owes it to the people to explain what it has discovered and what steps it is taking to protect the interest of the government,” Evardone said.

He revealed that he received information that the locators were given huge tax breaks and other privileges.

He said Naguiat should take it upon himself to rectify the error committed by the previous Pagcor leadership to protect not only the interest of the government but that of its locators as well.

If the error is not corrected this early, the contractors will eventually be at the losing end when the issue is brought to the courts, he said.

The Pagcor City, also known as Bagong Nayong Pilipino Entertainment City, sits on a 155-hectare land reclaimed by the Paranaque City government out of the Manila Bay. It is envisioned to be a Las Vegas-style gaming and entertainment complex comparable to the best in the world.

Pagcor is the third largest revenue contributor to the national government after the Bureau of Internal Revenue and Bureau of Customs. It earned P30 billion in 2009.

The Aquino administration has plans to sell Pagcor. According to San Miguel Corp. president Ramon Ang, the gaming firm is worth at least $10 billion, and that he would organize a group of investors to make an offer if the government sells it.

A 3-hectare townhouse development, Woodsville Residences imbibes the charm of communities found in Southern Tagalog region.
“The townhouse development is our opportunity to attract upstart families who wanted bigger living space as well as own land—at the entrance of every unit is a pocket garden, approximately 2.70 square meters in area while some will even have a garden area at the back,” describes RLC vice president for business development Mybelle Aragon-Gobio.
Aside from the chance of owning a house and lot, she adds that 1.5 hectares of Woodsville Residences’ 3-hectare total area will be devoted to open spaces and amenities that include a clubhouse with multipurpose rooms, a fitness center, an adult lap pool, a kiddie pool, an outdoor play area and a landscaped garden.
Woodsville Residences will be located adjacent to the Woodsville Viverde Mansions as well as Robinsons Woodsville Mall.
Self sustaining
“It will be a self-sustaining community that is also minutes away from major shopping malls and business districts,” Gobio says.
Woodsville Residences’ units with floor area ranging from 116 to 136 sq m will have a price starting from P5.2 to P6.6 million, a package that Gobio describes as far more affordable compared to newer townhouse developments by major industry players surrounding the area.
All the five available townhouse models are two-stories, with three bedrooms, a powder room, a utility area, two toilets and baths, a balcony and a pocket garden with some of the unit models offering either a single or two carports.
“It will become more affordable considering they will be available in flexible payment options such as 30 percent installment payable in 36 months, 70 percent balance payable 30 days after the reservation; 10 percent downpayment in 1 month, 20 percent installment in 35 months, 70 percent balance payable after completion of monthly installments payment; 20 percent downpayment in three months, 10 percent installment in 33 months, 70 percent balance payable after completion of monthly installments payment,” Gobio enumerates.
The first phase of Woodsville Residences, composed of 116 townhouses, is expected to be completed by September 2013.
Modern architectural design
The townhouses will take on a modern architectural design with units featuring balconies accessible through the master bedroom.
“Woodsville Residences is perfect for those young, second-generation families living in suburban areas like San Pablo, Calamba and other nearby areas in Laguna and Cavite who are wishing to upgrade their residence without leaving the South,” Gobio explains.
She says RLC is just continuing the success of Woodsville Mansions, the company’s mid-rise residential condominium development, in attracting homebuyers located in the south of Metro Manila and nearby provinces.
“As proven by the enthusiastic market acceptance of Woodsville Mansions, people put a premium on having some breathing room in their everyday lives in the face of the hurried pace of living in the city,” Gobio says.
